The town also benefits from being close to Antibes, Cap d’Antibes and Cannes.

The villa is spread across two floors.
The property is available either to rent as two independent appartments or can facilitate a large group of friends or family.
Each of of the floors can be independent from the other and each sleeps 6 people comfortably.
If the villa is let as a whole then it could accommodate a maximum of 14 people.
All 6 bedrooms in the villa have very good quality twin beds in each room that can be zipped together in all cases to make a large 160 cms. double bed if the villa is rented by couples maintaining flexibility of sleeping arrangements.
First Floor
Walking through from the entrance, you have a large open plan kitchen and lounge with dining peninsular unit and a balcony overlooking the pool and garden below.
Bedroom one has a window overlooking the garden and pool has en suite shower room with WC, basin and bidet.
Bedrooms 2 and 3 share the large family bathroom with bath, twin basins, WC and bidet.
Furnishings are modern, light, spacious and of very good quality.
TV with freeview satellite channels or TPS, DVD/CD.
Kitchen equipped with electric oven and hob, microwave, dishwasher, washing machine and other smaller electric appliances.
Gas BBQ on the terrace with dining facilities for 6 and canopy for shade. However if a large group is staying dining facilities can be modified to seat 12-14 people.
Ground Floor
On the garden level this part of the villa has large open plan lounge and kitchen equipped with the same standard as the upper floor with complementary furnishings and electrical appliances.
Three bedrooms ae on this floor:
Bedroom one with en suite bathroom, twin basins, WC and bidet and second and third bedrooms sharing the large family bathroom with WC on this floor.
There is access from the salon is to the pool terrace via French windows where there is an outside dining area with gas BBQ with seating for 14 people.
The pool has a beach shallow entrance and measures 9 x 5 metres.
There are sun bathing areas around the pool and there is even a boules court for guests to use.
The gardens and the pool are illuminated at night making this an attractive area for evening dining.
There are two sets of entry gates for cars and it is possible to park 3-4 cars within the grounds.

All requests for specialist groups can be catered for with prior notice, particularly with corporate groups who want to do team and group sessions within a cultural environment....themes can be gastronomic and wine-tasting, sport oriented, water sports and sailing competitions, plus in-house cooking with qualified chefs, or simply catered groups with maid service daily.
Travel
Nice airport is the nearest within 20-25 minutes maximum depending on traffic. Taxis available at the airport as well as the airport coach service to Juan les Pins. Car hire is not essential here as all facilities are within walking distance except excursions inland whereby a car is recommended. The new service of Envibus costs 1 euro per person for any trip upto 3 hours in time! If taking this option you need to have cases with wheels and we can advise the nearest stop.

Juan les pins centre 15-20 mins. walk, beach 10 mins max. Supermarket 5 mins. Nice by car 25 mins. Cannes by car 20 mins. Grasse by car 30 mins.
Monaco, Ventimiglia in Northern Italy,Cannes, Nice, St Raphaël, Antibes ( very close to Juan) all easily accessibly by train....20 mins. walk.
There are the perfumeries, vineyards, mountain trails, amazing sea views, paragliding from the perched villages, art galleries in St Paul de Vence and Mougins and more....one visit is not enough.
